In today’s California market, home insurance can make or break a sale. When a buyer can’t get affordable coverage, or finds out late in escrow that the only option is the FAIR Plan, deals stall, renegotiate or fall apart. That’s especially true in the foothills and mountain communities of the Sierra foothills.

The good news: sellers can do a lot to make their home easier to insure, before it ever hits the market.

Why insurance matters to your sale

  • Buyers need insurance to get a loan. No coverage, no closing.
  • Insurance cost affects what buyers can afford. A high premium raises their monthly payment just like a higher price would.
  • Surprises late in escrow cause delays. Getting insurance answers early keeps your sale on track.

What buyers’ insurers will look at

  • Roof: age, type and condition. An older or wood shake roof is one of the most common obstacles.
  • Wildfire exposure: brush, slope, access, Zone Zero and defensible space.
  • Fire protection: distance to the nearest fire station and hydrant.
  • Systems: electrical panel, plumbing, water heater and heating.
  • Claims history: past insurance claims on the property.
  • Features: wood stoves, pools, ADUs, solar and outbuildings.

How to make your home easier to insure

Seller’s insurance-ready checklist ✓Roof age, type and permits✓Receipts for system updates ✓Mitigation photos and receipts✓Defensible space inspection report ✓Firewise community certificate✓Your claims history (CLUE) report ✓Clean Zone Zero and gutters✓An insurability review before listing Organized documents help buyers’ insurers say yes faster.
Gather these before you list.
  1. Clean up Zone Zero and defensible space. It’s low cost, it shows well, and it matters to insurers. See our Zone Zero guide.
  2. Address roof issues. Know your roof’s age and type, and keep permits and receipts.
  3. Gather documents: receipts for roof, electrical, plumbing and other updates, plus mitigation work like ember-resistant vents.
  4. Get a defensible space inspection from your local fire agency, and a Firewise community certificate if your neighborhood has one.
  5. Pull your claims history. You can request your own CLUE report, so you know what a buyer’s insurer will see.
  6. Talk with your Realtor about what to share with buyers and how. Disclosure decisions belong to you and your agent.

Keep your own insurance in force until the sale records

Don’t cancel too early.
  • Don’t cancel your policy until the sale records and the buyer owns the home. You’re responsible for the property until then.
  • Tell us if the home will be vacant. Many policies limit coverage for some losses when a home sits empty for an extended period. If you move out before closing, we’ll make sure you stay protected.
  • After closing, cancel and request any refund of unused premium.

A head start for sellers and listing agents

The best time to find out how insurers will see your home is before a buyer’s insurer does. Our walk-through gives you clear insurance answers and captures the photos the FAIR Plan and other carriers require, so a buyer can move quickly.

Wildfire Insurability Walk-Through

Phil or a member of our team visits your property and looks at it the way insurance underwriters do, so you know where your home stands and what to do next.

  • Reviews your home against carriers’ own underwriting guidelines
  • Verifies your ISO mapping: the actual distance to the nearest fire station and hydrant
  • Identifies and validates mitigation discounts, which are hard to sort out on your own
  • Captures the photos and details carriers, and the FAIR Plan if needed, require up front
  • Gives you clear next steps to put your home in its best position for coverage

Realtors: listing a home? We can complete a walk-through before you list and send the results to you directly to present to your seller, so insurance answers are ready when a buyer is.

This is an insurability review only. It isn’t a home inspection, an appraisal or a fire agency defensible space inspection.
