From historic Old Town Auburn to the oak-covered hills of Meadow Vista, Applegate, Newcastle, Colfax and Foresthill, the Placer County foothills are a special place to live. They’re also wildfire country, and that shapes the home insurance market here as much as anywhere in California.

As wildfire country home insurance experts serving the Sierra foothills, Gold Country and the North Bay, here’s what we want Auburn-area homeowners to know.

Wildfire is part of the local story

Wildfire close to home 2009: 49 FireStarted near Highway 49,destroyed 60+ Auburn homes2021: River FireBurned near Colfax,Placer and Nevada Counties
Local fires are part of why insurers watch the foothills closely.

On August 30, 2009, the 49 Fire started near Highway 49 and swept into North Auburn neighborhoods, destroying more than 60 homes in a matter of hours. It burned only about 340 acres, a reminder that in the foothills, it doesn’t take a huge fire to cause a huge loss. In 2021, the River Fire burned near Colfax across the Placer and Nevada County line.

  • Canyon homes: Homes on ridges or near the American and Bear River canyons often score higher for slope and fuel.
  • Access: Communities with limited ways in and out, such as Foresthill, which relies heavily on the Foresthill Bridge, can be scored differently for access.
  • Rural fire protection: Properties more than 5 road miles from a fire station or 1,000 feet from a hydrant can land in a less favorable ISO Protection Class. We verify the actual distances. See ISO Maps, FireLine and Brush Scores Explained.
  • Suburban neighborhoods aren’t immune. The 49 Fire showed how embers can move from house to house in established neighborhoods.

Your options in Auburn and the foothills

  • Admitted carriers: Always our first stop, and some are writing well-maintained, hardened foothill homes.
  • Non-admitted carriers: Can help when admitted carriers say no, with trade-offs to understand.
  • California FAIR Plan with a DIC policy: The safety net, and a starting point, not where we finish. See How to Get Off the California FAIR Plan.

Your Placer foothills action plan

  1. Clear Zone Zero and maintain defensible space to 100 feet. See our Zone Zero guide.
  2. Keep your driveway and road access clear for fire engines, with a visible address sign.
  3. Harden the home: Class A roof, ember-resistant vents, enclosed eaves.
  4. Get a defensible space inspection from your fire agency and keep the report.
  5. Join or form a Firewise USA community to qualify for community-level discounts.
  6. Document everything with dated photos and receipts.
  7. Shop early, 60 to 90 days before renewal, with a local broker who knows the foothills.

Wildfire Insurability Walk-Through

Phil or a member of our team visits your property and looks at it the way insurance underwriters do, so you know where your home stands and what to do next.

  • Reviews your home against carriers’ own underwriting guidelines
  • Verifies your ISO mapping: the actual distance to the nearest fire station and hydrant
  • Identifies and validates mitigation discounts, which are hard to sort out on your own
  • Captures the photos and details carriers, and the FAIR Plan if needed, require up front
  • Gives you clear next steps to put your home in its best position for coverage

Realtors: listing a home? We can complete a walk-through before you list and send the results to you directly to present to your seller, so insurance answers are ready when a buyer is.

This is an insurability review only. It isn’t a home inspection, an appraisal or a fire agency defensible space inspection.

Local help from a local agency

  1. We shop admitted carriers first, every time.
  2. We show you every option we find: admitted, non-admitted, and FAIR Plan with a DIC policy, with the pros, cons and real costs.
  3. We tell you who’s behind each policy: the carrier, how it’s backed and how it’s rated.
  4. We don’t stop looking. If today’s best option is the FAIR Plan or a non-admitted carrier, that’s a starting point, not where we finish. We keep re-marketing your home until competitive admitted options return, and we move you when they do.

Whether you’re in Auburn, Meadow Vista, Colfax, Foresthill or anywhere in the foothills, we’d love to help. Book a 30-minute review with me or request a free quote. Current clients with questions about an existing policy or renewal can reach our service team at team@gold.insure.
